Staying at Y Suites

Cancellation & Refund

For most of our properties, a deposit equivalent to 2 weeks’ rent is required to secure your booking. However, for our Sydney properties, Y Suites on Gibbons and Y Suites on Regent, only a deposit equivalent to 1 week’s rent is required. The advance deposit will go towards the initial rent payment. This payment is non-refundable.

Please note the different deposit requirements based on the location of the property when making your booking.

After making the initial deposit payment, it’s important to complete the following steps:
  1. – Sign the lease agreement/license to occupy/occupancy agreement.
  2. – Submit the bond/security deposit payment.
Failure to complete these steps within the specified timeframe may result in the cancellation of your booking, and your deposit payment will be forfeited. Please ensure you take these actions promptly to secure your accommodation at Y Suites.
 
While we don’t enforce strict cancellation policies for Y Suites on Gibbons, we highly recommend completing these steps promptly. This not only secures your accommodation but also helps us streamline the booking process for your convenience. Your cooperation is greatly appreciated.

Depending on the property and room type, the bond amount you pay is different.

Y Suites on Waymouth – Ensuite Standard & 8 Bedroom Apartment: Bond amount equals to Two (2) weeks of rent 

Y Suites on Waymouth – Studio & 2 Bedroom Apartment: Bond amount equals to Four (4) weeks of rent 

Y Suites on A’Beckett: Bond amount equals to Four (4) weeks of rent

Y Suites on Gibbons: Security Deposit amount equals to Four (4) weeks of rent

Y Suites on Moore: Bond amount equals to Four (4) weeks of rent

Once paid, the bond amount will be lodged with the relevant state’s Rental Tenancy Bond Authority. The bond will be held until after you depart from the property. The bond will be returned to you, less any amounts owed to Y Suites (including but not limited to rent arrears, departure cleaning or damages done to the leased apartment).

Yes, only students are allowed to stay at Y Suites. We are a Purpose-Built Student Accommodation.

We welcome all students to stay with us, even if you are doing an internship/placement year or part time course.

Currently, we only offer physical tours on-site.

We make every effort to ensure that our accommodation is accessible and inclusive for all including persons with disabilities.

If you have any specific accessibility requirements, please specify it in your booking and be as detailed as possible so that we can assign a room with accessibility fittings for you.

If you are staying in a studio apartment and have a temporary guest, they can stay up to three (3) nights for free. Kindly inform our front desk in advance and have the guest register at our reception as part of our security measures. However, please note that not all properties allow sharers. Y Suites on Gibbons and Y Suites on Regent do not allow additional guests for all room types.

If the guest is looking to stay for more than three (3) nights or if you are unsure about the policy at your specific property, please contact reservations@ysuites.co for more information.

The rates indicated on the website are for per week and per person.

You can indicate in your booking process that you wish to add an additional occupant (sharer). The additional sharer is required to pay $49/week for rental.

Do note that the additional occupant (sharer) needs to be a student.

We are a Purpose-Built Student Accommodation. Its environment and facilities are specially designed for students. Hence, we are unable to accept family stays.

The minimum age to stay at Y Suites is 18 years old.

Our properties are currently not approved to take in any students under 18 years old.

Enquire us at least 2 working days in advance via email should you wish to check in after business hours or on Public Holidays.

Our business hours:

  • Y Suites on Waymouth: Monday to Friday, 8.30 am – 5 pm.
  • Y Suites on A’Beckett: Monday to Friday, 9.00 am – 5.30 pm.
  • Y Suites on Gibbons: Monday to Friday, 9.00 am – 5.30 pm.
  • Y Suites on Moore: Monday to Friday, 9.00 am – 5.00 pm.

We require you to submit your identification documents, certificate of enrolment and student visa on our guest portal.

Refer to your What’s Next email for all necessary actions.

We currently do not offer Contents Insurance and it is not included in your rental.

However, it is highly recommended that you apply for it.

The rent covers:

             1. Unlimited high-speed Wi-Fi internet

             2. All utility bills including electricity, water and gas

             3. Usage of all communal facilities

             4. Events provided for our residents

The rent is not inclusive of laundry. There is a launderette in the property and it is AUD$4 per wash / dry cycle.

In-room provisions include:

1. Bed and Mattress

2. Mattress Protector & Shower Curtain (Chargeable)

3. Chair and study desk

3. Air-conditioning

4. Wardrobe

5. Ensuite/Shared bathroom

6. Kitchenette including fridge and microwave (only for certain room types)

7. Rubbish bin

8. Secure key card access

Both Y Suites on Waymouth and Y Suites on A’Beckett do not offer on-site parking.

For Y Suites on Waymouth, you may park at the carpark situated at 20 Playhouse Lane, Adelaide SA 5000 which is less than a minute walk away from our property. For more information on the parking rates, please refer to the rates stated on K Park.

For Y Suites on A’Beckett, you may park at the carpark situated at 380 La Trobe St, Melbourne VIC 3000 which is less than a minute walk away from our property. For more information on the parking rates, please refer to the rates stated on Wilson Parking.

Our properties are designated as non-smoking. 

No pets are allowed at any time, on our properties.

You may pay your rent via two payment methods:

             1. Telegraphic transfer via your preferred bank

             2. Credit card via our online student portal

Depending on the property you are staying, the frequency of rent payment differs.

Y Suites on Waymouth: Every week

Y Suites on A’Beckett: Every fortnight (two weeks)

Y Suites on Gibbons: Every fortnight (two weeks)

Y Suites on Moore: Every fortnight (two weeks)

Approach the front desk to receive your laundry credits.

For rent rebates, it will be given according to the terms and conditions of the promotion.

Room changes are subjected to availability. Reach out to our friendly help desk staff to find out more.

Do note that you will be charged of one (1) week rent and departure cleaning.

You are liable for a lease break fee equal to two (2) weeks of rent with GST. You are still liable for rent payment until the apartment is leased again. We always recommend for you to find someone to take over your lease.

Any rent rebate or laundry credits given will be charged back to your account.

Our check out timing is at 10:00am on the morning of your lease end date.

You may be expected to pay for departure cleaning. Please approach the property’s reception for more information.

The advance deposit, including the AU$55.00 fee for the Shower Curtain and Mattress Protector (if applicable), will be retained as it is non-refundable.

If you are cancelling your booking because you fail to receive a student visa to study in Australia, please refer to our No Visa No Pay policy below.

No Visa No Pay

If you were not successful in receiving a visa to study in Australia before the commencement of your lease start date, you will need to send a written email requesting cancellation to reservations@ysuites.co.

A written email requesting cancellation, which must be submitted to the property at which your booking is held within 24 hours of you receiving notification from the Department of Home Affairs, along with the email from the Department of Home Affairs advising your refusal notice to study in Australia. You will then be formally advised that your lease agreement or License to Occupy will then be canceled without penalty.

The Selected Room Type is Unavailable

Y Suites may also provide the flexibility to refund the Advance Deposit if the reservation is canceled by us if the selected room type is unavailable.

Cancellations After Lease Commencement

You will be required to sign a Residential Tenancy Agreement, Rooming House Agreement, Occupancy Agreement prior to arrival. Once the Residential Tenancy Agreement, Rooming House Agreement or Occupancy Agreement is signed, the terms and conditions of the Tenancy Agreement, Rooming House Agreement or Occupancy Agreement will then apply and supersede any other conditions of cancellation policy.

The Residential Tenancy Agreement, Rooming House Agreement or Occupancy Agreement is a legally binding document, which if broken will incur penalties. Where a resident believes they cannot stay in the room or continue to pay the Rent, they must notify Y Suites management in writing and complete a lease break form as soon as possible.

When considering prematurely terminating your Residential Tenancy Agreement, Rooming House Agreement or Occupancy Agreement, it is your responsibility to do the following:

• Continue to pay the rental payments for the remainder of the agreement or until the apartment is re-let plus a portion of the letting fee and advertisement fee (if you have nominated Y Suites to advertise for you, calculated according to the Residential Tenancies Tribunal formula).
• You may help in finding another suitable person, who needs to apply to Y Suites and have his or her application accepted by management, to take over your apartment.
• A departure cleaning fee may apply if the apartment is not returned in the same or better condition to the owner.

When considering prematurely terminating your Occupancy Agreement, it is your responsibility to do the following:

• You will be charged an early termination fee of two (2) weeks’ rent.
• You will be liable to pay the rent until the earlier of:
— the end date of your Occupancy Agreement; or
— the date that Y Suites enters into a replacement Occupancy Agreement for the Bedroom,
• You will be liable to pay Y Suites the equivalent value of incentives that were accorded to you as part of your Occupancy Agreement.
• Additional cleaning fees may apply if the room is not returned in the same condition, allowing for fair wear and tear.

Note: *The Cancellation Policy is only available to new students with a booking, who have not previously stayed with us. Please note that once your contract commences, this policy no longer applies.
